The cancellation rules vary depending on the time and price of your booking. Please read the detailed cancellation terms carefully in your booking confirmation. Unless otherwise agreed at the time of booking or unless different rules apply to your selected rate, cancellations must be made no later than 16:00 local time on the day of arrival. If you do not show up at the hotel or cancel later than 16:00, the hotel has the right to charge at least the price of one night's accommodation and any other costs incurred by the hotel.
Cancellations or changes must be notified to the sales service at +358 300 44 550 (Call cost: €0.65/min + local/mobile network charge) or by email at info@naantalispa.fi or info@ruissalospa.fi. If the booking was confirmed with a credit card, the charge may be deducted directly from the credit card account.
Payment & Cancellation Terms for Christmas Packages
The Christmas package must be paid in full at the time of booking. Christmas package reservations are binding and cannot be canceled without charges.
GUEST RESPONSIBILITIES & LIABILITY
The customer agrees to provide accurate personal details for all staying guests and the main contact person in the booking system. All guests must also carefully complete the traveler registration cards required by authorities. The main contact person for the booking must be an adult. A minor is allowed to stay at Naantali/Ruissalo Spa only if accompanied by at least one responsible adult.
Rooms must be vacated by 12:00 noon on the departure day. The hotel is not responsible for items left in the rooms or public areas.
Guests must follow the hotel’s rules and any instructions or regulations provided by authorities during their stay.
The hotel guest (or, ultimately, the main contact person listed in the booking) is responsible for any damages caused to the hotel or third parties. They must compensate for any property they intentionally or negligently damage or unlawfully remove from the hotel.
Guests traveling with a pet must book a pet-friendly room. The price of the pet-friendly room includes the pet fee (cleaning costs). If no pet-friendly rooms are available and/or the customer has booked a different room type, a €20 per night per room pet fee will be added to the room price. The customer agrees to pay this additional charge upon check-in.
OTHER TERMS
If the seller is unable to provide a previously booked and paid-for room due to reasons beyond their control, they have the right to offer the customer alternative accommodation in the area. The customer will be informed of such changes as soon as possible. If the accommodation cannot be provided due to the seller’s error, or if the quality of the accommodation is significantly reduced due to the seller’s mistake, the customer is entitled to compensation or a full refund of the booking fee. Other possible costs incurred by the customer will not be reimbursed.
The seller retains ownership rights to the sold goods or services in all situations until the full payment according to the price list or applicable campaign price has been received.
Any complaints regarding room condition or equipment must be made on the day of arrival to allow the seller an opportunity to correct the issue. The seller is not obliged to compensate for complaints made later.
The right to make changes is reserved.

NO SHOWS & CANCELLATION POLICY – A valid payment card must be provided at the time of reservation. Cancellations within 48 hours of your arrival will be charged the balance of the reservation. The rate booked has individual T&C’s which can be found when booking. No Shows will be charged the balance of the reservation.
All rooms that have been secured by credit/debit card or prepaid at the time of booking will be held until 11.59pm on the scheduled date of arrival unless otherwise agreed directly with the hotel. The hotel may change these standard terms and conditions in relation to certain promotions and times of the year.
GUARANTEE POLICY – A valid credit card is required at the time of booking and a deposit of one night’s accommodation will be taken.
CHECK IN & CHECK OUT – You may check-in at any time from 3.00pm on the scheduled day of arrival. On the day of departure we kindly ask you to vacate your rooms by 11.00am. Late check-out after this time can be requested, subject to availability, and may be charged at an hourly rate at our discretion. We would be more than happy to look after your luggage if you wish to extend your day of arrival or departure.
BOOKING CHANGES – Rates are subject to change & we reserve the right to change your accommodation should we need to. Except where special arrangements have been made with us, specific SUITE or room names or numbers are not provided to you prior to your arrival.
GROUPS – The hotel considers a group any booking of more than 6 rooms or more booked during the same dates and for the same purpose. Therefore any booking for 6 rooms or more will be subject to the group conditions of deposit and cancellation policies. The hotel reserves the right to wave the group policy on certain occasions, at the discretion of the General Manager, otherwise the reservations would constitute a group of 6 rooms or more when travelling together; and will request the parties to book under the conditions of a group. Conditions: Payment must be made by one individual payer, following a schedule of deposits and the accommodation will be submitted to a special date for cancellation.
RATES AND PROMOTIONS – Subject to availability. Blackout dates may apply. Promotions cannot be combined and promotional rates are displayed with all discounts applied. Promotions apply to new bookings only.
DOGS – We are a dog friendly hotel and have dog friendly guest rooms on the first floor. Upon arrival your four-legged friend will receive a dog bowl, a Fife Arms dog bed, treats and a turndown gift. We’re afraid dogs are not permitted in The Drawing Room, The Clunie, Elsa’s Cocktail Bar, Bertie’s Bar or Albamhor Treatment Rooms. Please indicate that you will be bringing a dog when making your reservation. A charge of £25 per dog, per night applies. They must be supervised and kept under control at all times and any damage or disruption to other guests will be charged.
FAMILIES – We welcome children of all ages and cots or sofa beds can be arranged in certain rooms at an additional charge. Guests under the age of 18 may only be registered and checked in to the hotel if accompanied by an adult.
SMOKING – Please note that The Fife Arms is a non-smoking hotel. Clients failing to adhere to this condition may incur a cleaning fee of £150.
DAMAGES – In the event of any damage or loss to the contents of your room, including stains to any of the soft furnishings, carpets and rugs we reserve the right to charge the credit or debit card used to book your reservation with either the full cost of repairing/cleaning such item(s) or if this is not possible the replacement cost with new.
PARKING – There are a small number of parking spaces available in front of the hotel. Otherwise free parking is available in the village of Braemar.
WI-FI – Complimentary high-speed Wi-Fi is available throughout the hotel, through sign up or linking of social media.
